Are you overpaying your property taxes?
Florida’s rapid real estate appreciation has inflated assessments with many no longer reflective of true income potential or comparable sales. We fix that.
A Florida strategy built to reduce your assessment
We build your case on independent valuation evidence, then carry it as far as it needs to go — from the Property Appraiser's office to the Value Adjustment Board, and to circuit court when warranted.
1.
Multi-Pronged Valuation Case
We build an independent Income Analysis using reconstructed NOI, market vacancy, benchmarked expenses, and a market-derived capitalization rate, alongside a comprehensive Sales Comparison Analysis using comparable market transactions to determine your property's just value.
2.
Informal Review First
Before the formal hearing, we present our analysis to the Property Appraiser and pursue an informal reduction wherever the evidence supports settling early.
3.
Expert VAB Representation
We file your petition before the deadline, handle the evidence exchange, and appear before the Value Adjustment Board's special magistrate to present your case. One consultant owns your property start to finish.
4.
Circuit Court When Warranted
If the VAB result falls short on a high-value property, litigation in circuit court is the final step. We don't stop at the first "no."
Our risk-free structure
You pay nothing unless we win. When we reduce your assessment, our fee is a share of what you save.
- ✓No upfront retainer or onboarding fees
- ✓No charge if your assessment isn’t reduced
- ✓Our fee is a percentage of your first-year tax savings only

Frequently Asked Questions
We handle all types — office, retail, industrial and flex, multifamily, hotels and hospitality, and mixed-use properties across Miami-Dade County, Broward County and more.
The Property Appraiser considers income, sales, and cost. For most commercial assets, income is primary. We analyze the income and sales comparison approaches together to find the strongest argument for reduction.
We operate on a contingency basis based on a percentage of realized tax savings. There is no fee unless we deliver you a reduction. Contact us for portfolio-level pricing.
TRIM notices are mailed in August. Your petition to the Value Adjustment Board must be filed within 25 days of the TRIM mailing. Missing it means waiting a full year.

1. Cumulative reduction in assessed value secured for commercial clients from 2017 through August 2026. Resolute internal data. Past results do not guarantee future outcomes.
2. Property Appraiser of Miami-Dade County, 2026 Preliminary Assessment Roll Real Estate Change by Property Type (July 1, 2026). Combined taxable value for commercial, industrial, and multifamily properties rose from $156.9 billion to $163.2 billion between the 2025 and 2026 preliminary rolls, an increase of 4.0%, while the combined just (market) value of the same properties was essentially unchanged. Taxable value can rise even when market value does not, because Florida caps annual assessment increases on non-homestead property at 10% — assessments below market value continue to rise toward it in later years. Commercial property alone saw just value decline 2.0% while taxable value rose 1.5% over the same period.
3. National Taxpayers Union Foundation. NTUF estimates that between 30% and 60% of taxable property in the United States is over-assessed, and that typically fewer than 5% of taxpayers challenge their assessments, though the majority of those who do so and are properly prepared obtain at least a partial reduction. This is a national estimate and is not specific to Florida or to commercial property.
4. Section 194.011(3), Florida Statutes. A petition to the Value Adjustment Board on valuation must be filed within 25 days of the mailing of the Notice of Proposed Property Taxes (TRIM notice). Miami-Dade mails TRIM notices in August; the resulting deadline falls in September and changes each year.
